Why do we do this?
- Age-related wear: Bottom pipes have a limited lifespan (often 40–60 years). After this time, the risk of damage increases significantly.
- Corrosion and material fatigue: Old pipes rust and become brittle, which leads to leaks and water damage.
- Increased risk of blockages and operational problems: Deposits and deposits reduce flow and cause recurring blockages.
- Insurance requirements and high deductibles: Insurance companies may increase premiums or deny compensation for damage if the pipes are too old.
- Future-proofing: Replacing pipes provides the opportunity to upgrade to modern materials and solutions that reduce maintenance costs.
- Financial long-term: Waiting can lead to acute damage and significantly higher costs than a planned replacement
What should we do?
- Replace all bottom drains in the association, including wells. Except for Jakobsgatan 33 where it has already been done.
- Repaint and replace lighting in basement corridors and connecting rooms.
- The establishment is intended to be adjacent to the garbage room.
- No work will be done in apartments.
- At least two (2) laundry rooms must be available at all times during the work. Those of you who have the opportunity, wash during the day. To free up time in the evenings, those who work during the day can wash in the evenings.
- Shorter water and sewer shutdowns will occur, more information will come as shutdowns approach

- Start date: Establishment begins in February 2026, week 7.
- Access to house: We need access to your house for approximately 6 weeks. The time may vary depending on the size of the house.
- Information about affected spaces: You will receive detailed information about which storage rooms and premises are affected no later than two weeks before the start of production.
- Starting point: The work begins at Jakobsgatan 54 during week 7, 2026. Information for those affected at Jakobsgatan 54 will come shortly.
- Work order: After Jakobsgatan 54 we continue to Jakobsgatan 52, then 50 and so on, to finish at Jakobsgatan 33.
- Preliminary inspection: Will take place when we are finished in each house.
- Final inspection: Estimated to take place during week 34, 2026
Information for your residents.
Consent slip:
- Notification of consent to use a master key for access to garages or storage rooms where possible in the project, will be sent out well in advance (approximately 2 weeks) before the start of each house.
Pets:
- Inform about pets in the apartment.
- The work involves noise (sawing, chiseling, drilling, etc.) and will be structure-borne noise.
- Recommendation: You may want to avoid having pets at home while the work is in progress in your house, especially if you are not home.
Digital bulletin board in the stairwell:
Keep an eye on the Digital Bulletin Board - information regarding your house can be published there at short notice.
Personal meeting:
It is possible to book a personal meeting regarding your storage room/premises. Book an appointment via the list on the notice board in the stairwell
Limited access to the basement:
Access to the basement may be very limited, especially during the day and during certain work phases.
Plan well in advance: We recommend that you move items from storage well in advance before the work starts.
Feel free to move things that you know you will need to another space before we start in your house.
Respect the barriers:
Follow the barriers and barriers during the work, for example when painting and other phases.
Bicycles:
Keep in mind that it may be difficult to retrieve or remove bicycles from the basement when work is underway in your house
Things to consider when emptying storage rooms and garages
Information will be provided continuously:
Check the website, the notice board in the stairwell and your mail regularly so that you don't miss anything.
Impact on storage rooms:
Some storage rooms will be affected. Pipework is being laid in storage rooms, garages and other spaces in the basement. Those affected will be informed in good time.
If your storage room or garage is affected, start cleaning in good time. We need access to the key to enter the storage room. Alternatively, we can ask you to empty the storage room before we enter and then lock it afterwards.
Emptying before painting: Storage rooms/premises must be completely emptied because the floor will be painted. Painting will only take place where the floor has been sawn open.
If storage rooms have not been emptied: If the storage room is not emptied according to instructions, this may entail a cost for the resident.
Help with moving and demolition: Tuna Entreprenad can help with moving and possible demolition. Register your interest with Patrik Borgh. The cost is borne by the resident.
Important reminder: Only Tuna Entreprenad is allowed to carry out work within the project. We do not want any other contractor to be involved
Storage/premises/garage – what to remove and think about
Remove things that you are worried about or know you need from the storage space.
What needs to be removed may vary depending on how much we have to put into your storage space (storage adaptation).
If you leave things behind (if allowed), you do so at your own risk.
No one will destroy anything on purpose. Accidents can happen.
Cover and protect things left behind.
We need plenty of space to be able to work safely and efficiently. This is important for a good working environment for the craftsmen
Tip: Bring things up to the apartment or ask a neighbor if you can borrow space in their storage space
We will also need to empty public spaces in connecting rooms in connection with painting and electrical work.
