What’s happening with geothermal heating and solar panels?

In accordance with a decision taken at the Annual General Meeting, work will commence on replacing the heating system with a geothermal heating system. The project will also include the installation of solar panels and charging points.

The project will be carried out by Värme och Sanitet as the main contractor, with Byggkompaniet, EBES Ventilation, Rototec and Solar Invest acting as subcontractors.

This energy project is a key initiative to reduce the association’s energy costs, increase the property’s value and contribute to a more sustainable environment.

The single largest cost for our association is heating. In 2024, we purchased district heating for approximately 1.8 million kronor, which accounts for 40% of our running costs. In recent years, many prices have risen, including those for heating. Mälarenergi increased district heating prices by 12% in 2023, a further 12% in 2024, and by 10% for 2025. This, combined with increased prices for other regulated charges such as electricity and waste management, has forced many housing associations to raise their fees.

At the same time, the culverts that currently supply our properties with heating and hot water from the substation in house 37 date back to when the association was built in 1961, and it is time to replace them. In connection with this, we on the board wanted to review the available options so that we could simultaneously make investments to reduce our operating costs.

Decision taken at an extraordinary general meeting

  • To invest in a geothermal heating system to replace the current district heating solution.
  • To install solar panels on the association’s properties to reduce electricity consumption and increase self-sufficiency.

Reasons for this decision

  • Financial savings: Geothermal heating has significantly lower operating costs than district heating. According to calculations, the association can save up to 70% on heating costs annually. Solar panels can also reduce electricity costs for members by utilising self-generated electricity.
  • Environmental benefits: By switching to geothermal heating, the association reduces its carbon footprint and achieves a better energy rating. This opens up the possibility of a so-called ‘green mortgage’ for both the association and its members.
  • Property value: Investments in energy efficiency increase the property’s value and attractiveness on the housing market.

Financial plan and financing

The project will be financed through loans. Calculations by an independent consultant show that the annual savings will more than cover the repayment, interest and depreciation of the investment. This means that the investment can be carried out without increasing membership fees.
